Why Puerto Rico

I moved to Puerto Rico so you didn't have to.

SVF is built to give capital partners access to locally sourced hospitality and real-estate opportunities in Puerto Rico through a sponsor who lives in the market, owns operating assets and can execute on the ground.

SVF Investment Thesis

Many mainland U.S. real-estate markets are mature, highly competed and efficiently priced. We believe northwest Puerto Rico is at an earlier stage of its hospitality development cycle—with strong tourism demand, rising values and meaningful room for differentiated supply.

A Different Point in the Cycle

An emerging U.S.-jurisdiction hospitality market.

Puerto Rico offers U.S.-jurisdiction real-estate ownership, U.S. currency and familiar banking and legal structures, while operating as a Caribbean destination with a distinct tourism economy.

SVF's focus is the northwest and west-coast corridor—Rincón, Aguada, Aguadilla and Isabela—where tourism, surf culture, outside capital, short-term rentals and constrained coastal supply have created a distinct market.

“The opportunity reminds me of buying in California before the market became fully institutionalized and intensely competed. The comparison is not about guaranteeing the same outcome—it is about recognizing a market earlier in its development cycle.”

Market Proof

The thesis is supported by measurable demand.

+35.5%5-year FHFA HPI appreciation

Aguadilla–Isabela regional market, as reported by REI Prime using FHFA House Price Index data.

+74.42%10-year nominal appreciation

+11.1%Rincón occupancy YoY

AirDNA reports year-over-year occupancy growth alongside a 32.7% decline in active listing supply.

Historical appreciation and operating metrics are market indicators only and do not guarantee future investment performance.

Tourism & Hospitality

Demand is not theoretical.

Puerto Rico completed 2025 with a fifth consecutive record tourism year. Nearly 7.9 million lodging room nights were booked and lodging revenue approached $1.99 billion. In 2026, west-coast short-term rentals continued to post strong revenue performance.

That matters to SVF because the strategy is not simply to buy land and wait for appreciation. We seek assets where tourism demand, operating income, development potential and a disciplined acquisition basis can work together.

Local Advantage

The opportunity is easier to see from the ground.

SVF has established an on-island operating presence, local market relationships and hospitality assets on Puerto Rico’s west coast. That creates a practical advantage: local market knowledge, property-level visibility and direct oversight are already in place.

Puerto Rico's Resident Individual Investor framework also illustrates the scale of mainland capital moving to the island. Current Act 60 requirements for qualifying Resident Individual Investors include acquiring a principal residence in Puerto Rico within two years of obtaining the decree and making an annual charitable contribution of at least $10,000. Bona fide Puerto Rico residency also requires meeting federal presence, tax-home and closer-connection tests.

SVF investors do not need to relocate to Puerto Rico to participate in an SVF real-estate investment. They invest alongside a sponsor who already did.

What We Are Looking For

Income today. Development upside tomorrow.

Existing demand

Properties in markets with demonstrated tourism and short-term-rental demand rather than demand that must be invented.

Expandable basis

Assets where existing improvements, unused land, density or repositioning potential can create additional value.

Local execution

Opportunities where direct oversight, local relationships and hands-on development can produce an advantage over remote ownership.

Invest Where We Operate

You don't have to move to Puerto Rico to participate in its growth.

SVF welcomes conversations with qualified private investors, family offices, lenders and strategic capital partners interested in current and future Puerto Rico hospitality opportunities.
