S. Marcus Haidet

Puerto Rico-based real-estate developer and investor focused on hospitality development through SVF, LLC.

Background

A developer by practice.

S. Marcus Haidet is the founder of SVF, LLC. His background combines real-estate development, hands-on construction, market research, financial modeling, capital formation and more than three decades of building businesses and assets.

Marcus grew up around architecture and construction. His father, an architect, introduced him to drafting, design and building at an early age. That foundation developed into hands-on construction experience, speculative homebuilding and residential development.

Across telecommunications, retail, automotive services, real estate and hospitality, one skill has remained consistent: identifying an underserved or underdeveloped opportunity, determining whether the economics make sense, and executing the plan required to bring it to life.

“I am a developer. My job is to take an opportunity from an idea, build every piece required to make it real, and create the structure that allows capable people to operate it.”

Capital stewardship

Experience with both personal and investor capital.

Marcus has experience developing projects with his own capital as well as private investor equity and bank financing. His approach to outside capital is built around conservative underwriting, direct sponsor involvement, clear risk disclosure and consistent communication.

The objective is not to hand a project off after capital is raised. Marcus remains directly involved in the sourcing, analysis, structure and execution of the projects he sponsors.

Why Puerto Rico

A growth market with enduring hospitality fundamentals.

Marcus chose Puerto Rico because it combines sustained tourism demand, a U.S. legal and banking framework, limited differentiated lodging supply in select submarkets, and opportunities to create value through acquisition, redevelopment and expansion.

SVF's primary focus is the northwest and west-coast corridor—particularly Rincón, Aguadilla and Isabela—where coastal lifestyle demand, surf tourism, short-term rentals, remote-work migration and outside investment have helped create a distinct real-estate and hospitality market.

Puerto Rico's tourism economy continues to show substantial momentum. The island finished 2025 with a fifth consecutive record year for tourism, and 2026 has continued to produce record lodging demand and revenue. For SVF, that supports a long-duration thesis: growth may moderate from the extraordinary post-2020 pace, but the west coast still offers meaningful runway for differentiated hospitality development.

The strategy is not to rely on appreciation alone. SVF seeks properties where the acquisition basis, operating income, development potential and guest demand can support the investment independently, while long-term market growth provides additional upside.

“I moved to Puerto Rico so you didn't have to.” SVF gives capital partners a locally based sponsor with direct market knowledge, operating infrastructure and access to U.S.-jurisdiction real estate opportunities in one of the Caribbean's strongest-demand hospitality markets.

Puerto Rico is not a short-term trade for SVF. It is the company's operating base and the market where Marcus intends to continue acquiring, expanding and holding distinctive income-producing hospitality assets.
